Florence is growing again.
A new community called Mesquite Trails is planned for Felix Road — across from Crestfield Manor and Wild Horse Estates, near Arizona Farms Road in Florence.
And before you ask…
No, it does not come with a champagne wall.
But here’s what it does come with.
Who’s Building Mesquite Trails?
The current builder slated for the project is Meritage Homes.
If you’re familiar with Meritage, you know they focus on:
Energy-efficient construction
Functional, modern floorplans
Practical design for everyday living
This isn’t ultra-luxury real estate — and that’s actually the point.
This is what I like to call Anti-Luxury.
Community Details (What We Know So Far)
Here’s what’s currently proposed:
Approximately 550–650 home sites in the initial phase
Lot sizes ranging from about 5,200 sq ft to 14,000 sq ft

From what’s currently mapped, there does not appear to be major commercial space planned inside the neighborhood. This looks like a straightforward residential community.
Translation?

Mesquite Trails will be located on Felix Road, near Arizona Farms Road — directly across from established neighborhoods like Crestfield Manor and Wild Horse Estates.
And here’s where it gets interesting…
The proposed 505 highway is expected to have an exit near this area.
Whenever you see:

Planned infrastructure +
Growth corridors
That combination is worth paying attention to.
Improved access can impact convenience, buyer demand, and long-term value.
Should You Buy Early?
Historically, with new construction communities, early phases can offer:
More lot selection
Introductory pricing
Better positioning before later price increases
Of course, timing, pricing, and builder incentives all matter — and we’ll know more as official details are released.
But if you’re someone who has been waiting to buy in Florence before pricing climbs again, Mesquite Trails is one to watch.
The Anti-Luxury Perspective
Not every buyer wants:
A $2 million price tag
A rooftop infinity pool
Imported marble from Italy
Some buyers just want:
A solid home
